Encapsulation Process

  1. Any mold found in the crawlspace is remediated with appropriate engineering controls and pressure differentials.
  2. Old insulation is removed from the floor above.
  3. Outside vents are sealed off with expanding foam.
  4. If needed, a sump pump is installed and drainage channels dug to direct water.
  5. Large rocks and debris are removed from the crawlspace.
  6. The Cleanspace liner is cut and brought into the crawlspace, unfolded and secured to the walls just below the sill plate.
  7. All edges are caulked with silicone and all seams are taped to create a true vapor barrier.
  8. New insulation is placed around the walls.
  9. If needed, ducting in the crawlspace is insulated as well.
  10. If needed, a permanent dehumidifier can be installed to condition the space, OR an HVAC company can be contracted to install registers and use the home’s HVAC system to regulate humidity.
